Supporting documents checklist

When you receive your loan package, lenders will ask you to send them copies of certain documents to verify the information in your application.

The table below shows which documents are normally required.  (Your loan package will tell you if additional documents are needed.)  Help speed your approval by getting these documents together now, so you'll be ready to return your loan package right away.

Job income documents
If you're salaried:
  • W-2 forms for the most recent 2 years
  • Payroll-stubs for past 30 days (showing YTD earnings)
If you earn commissions:
  • Fed tax returns for past 2 years
If you're self-employed:
Non-job income documents
Rental income:
  • Fed tax returns for past 2 years plus rental agreement(s)
Retirement/social security:
  • Award letter, tax returns, or bank statements if direct-deposit
Alimony/child support:
  • Divorce decree/separation agreement (canceled checks may be necessary)
Interest/dividends:
  • Fed tax returns for past 2 years
Other income:
  • Provide appropriate documentation<
Property documents
If you're refinancing:
  • Copy of homeowner's hazard insurance policy
  • Copy of property tax bill
If you're buying:
  • Purchase/deposit agreement (signed by buyer and seller)
  • Condos and PUDs may require additional documentation
Asset documents
If your down payment/closing
costs will paid from:
Personal assets
  • Copies of account statements for past 3 months
Gift cash
  • Letter from provider of gift
Proceeds from sale of current home
  • Copy of closing statement (HUD-1)
Credit documents
If you own your current home:
  • Year-end and most recent mortgage statements
If you'll be paying off loans/credit cards:
  • Copies of statements
If you have any derogatory items
(e.g. past due payments):

  • Written explanation with documentation (if applicable)

Self-employed income documents
If you are self-employed as a:
Sole proprietorship
  • Personal fed tax returns for last 2 years (signed)
  • Most recent YTD P/L statement (signed)
General partnership
  • Same as for sole proprietorship plus fed tax return forms K-1 and 1065 for last 2 years (signed)
Limited partnership
  • Same as for sole proprietorship plus fed tax return forms K-1 and 1065 for last 2 years (signed)
  • Copy of limited partnership agreement
Corporation
  • Same as for sole proprietorship plus fed tax return forms 1120 for last 2 years (signed)
S-corporation
  • Same as for sole proprietorship plus fed tax return forms K-1 and 1120 for last 2 years (signed)
